the person booking must be over 18 at time of booking and is deemed to have read the terms conditions, house rules and access policy thoroughly and looked carefully at the website.
the owner and their agents reserve the right to cancel the booking made before arrival in circumstances beyond the owners control.
the guests should arrive after 4 pm on the agreed arrival day / first day of their holiday and leave before 10.00 am on the leaving day / last day of their holiday.
the holiday agreement is only the reservation period of time. The guests are not entitled to any assured shorthold or assured tenancy or any statutory protection under the Housing Act 1988.
the guest is responsible for leaving the accommodation in good order and in a reasonably clean condition.
the guest is expected to pay the booking deposit within 3 working days at the time of booking . The balance of payment is due 1 calendar month prior to the arrival date. The guest may cancel the holiday (due to unforeseen circumstances) and receive an 80% refund of the deposit up to 8 weeks before the arrival date, unless agreed otherwise in writing.
the guest is expected to take out travel insurance to cover all unforseen circumstances.
we reserve the right to cancel your holiday due to unforeseen circumstances and we reschedule the holiday or offer a full refund as requested
in the unfortunate event that a guest has to cancel a holiday less than 8 weeks before the arrival date, we will endeavour to refill the reservation or part of the reservation and refund the balance less 20%
The owner shall not be in breach for falling to perform an obligation regarding the booking in the events or such delay due to unforeseen circumstances or causes . This is including travel or other restrictions imposed by government or public authority or building work by a third party in the nearby location or location , essential building work, repair to building, loss of energy supply and any other reason beyond their reasonable control. In such circumstances the owner will be obliged to cancel the booking.
unless agreed by previously, his cottage has an adult only guest policy for persons over 21 years old.for only two adults.
the guests must be respectful to the occupants of this friendly hamlet. The owner reserves the right to evict any guest in the case of anti-social behaviour or wilful damage to the property or if the no -smoking policy is not observed.
Lost keys will be charged at £10.00 a key.
Guests must allow reasonable access to the owner for maintenance reason.
All guests are expected to have holiday insurance to cover loss of personal possessions or holiday cancellation or injury.
All guests are asked to report accidental damage to the cottage property as well as any equipment
The cottage is accessed by steps, is Grade 2 Listed and there is a cobbled farmyard people with any mobility issues. Care must be taken by guests at all times.
A £100.00 damage deposit must be paid prior to arrival. if requested by either party We will refuse entry unless we have received the damage deposit. The damage deposit will be retained to pay for extra cleaning requirements, repair of damage. Please do not attempt repair of fittings or fixtures yourself. Any damage should be reported immediately to the owners.
The guest is required to take out appropriate travel insurance to cover against as appropriate cancellation and other unforeseen events including accidental damage to the property . The guest accepts the owner has the right to claim against damage to the property.
Guests must not leave any barbecue or fire pit unattended and may not smoke in the property or garden.
Guests may use the farmyard for access and parking but may only use the orchard for outside activities
Only the guests booked by prior arrangement may stay overnight at the cottage unless by prior arrangement with the owners.
Please do not leave door of wood burner while burning and use fireguard at all times taking due care at all times.
The farmyard area is shared with the owners and their dog and visitors so parking carefully to allow others access and to like and understand dogs is essential.
The main access gate should be shut when leaving and after entering the farmyard.

Smoking in the cottage or garden is not permitted
Only 2 adult guests may stay in the property

Please leave the cottage as tidy as possible

our aim..

to carry out as many of the management tasks ourselves to ensure that all the finishing touches such as washing powder, logs, kindling , scented outdoor candles are hand soaps are there and everything is as it should be
to work with the local eco friendly laundry
to use the peelings to make compost for our wild flower orchard
to support local small business where possible
to make guests feel at home by welcoming with freshly cut flower arrangements , crisp linen, fluffy towels, scented candles and soaps and eco cleaning products etc etc.. (Dressing gowns and beach towels can be ordered at an additional charge)
